A long-vacant, century old heavy timber downtown warehouse was rejuvenated with natural light, communal spaces, local art, and historical artifacts from a third-generation family business.

Just as the Kemmons Wilson Companies blend the collective spirit of three generations with a forward focus, the new headquarters supports the idea that building on what exists while embracing fresh ideas results in something truly timeless.

The project team focused on four primary goals:
- Emphasize the primary building axis
- Express the heavy timber structure
- Infuse daylight throughout
- Thoughtfully delineate old and new

Many of the Framework for Design Excellence principles are evident in the redesign. With Design for Economy and Resources in mind, great care was taken to preserve the integrity and character of the building. By repurposing 96% of the existing structure, the adaptive reuse demonstrates the value and potential of under-appreciated properties. The project is slated to achieve LEED Silver, making it the first LEEDv4.1 Silver project in Tennessee.

Design for Well-being was a focus from the beginning. The project site allows easy pedestrian and bike access to Tom Lee Park, the Bluff Walk, and the walkable South Main Arts District. Workspaces benefit from access to daylight and views and art. A gym, showers, and bike parking encourage healthy habits.

The new Headquarters addresses Design for Change in many ways. With flexibility and adaptability in mind, the plan includes spaces to collaborate and for focused work. Tenant areas were designed for easy build out of more offices as business grows. The existing surface lot can support a future development densifying the community and adding value to the local market.
